Hoi Hup Realty Secures Go Ahead High Holborn Redevelopment

Singapore-based real estate developer Hoi Hup Realty has received approval from the City of London Corporation for its major redevelopment project, ‘High Holborn’. The project, which was announced on June 18, focuses on the regeneration of a 1.4-acre island site consisting of three buildings at 322 High Holborn, Holborn Gate and 44 Southampton Buildings.

This ambitious project comes after four years of strategic acquisitions by Hoi Hup, which brought together approximately 250,000 sq ft of office space. The development will be led by construction and property consultancy Gleeds, Make Architects, leasing advisors Savills, and planning consultants Newmark.

The Queenstown neighborhood will soon see a major transformation in its retail and dining scene, thanks to the ambitious plans set in place by the URA Master Plan. This comprehensive plan focuses on the growth and enhancement of the area, bringing in new shopping centers, dynamic dining destinations, and flourishing commercial projects. A major highlight of this master plan is the redevelopment of Tanglin Halt and its neighboring areas, which will pave the way for vibrant retail hubs. These hubs will boast a wide variety of retail shops, restaurants, and entertainment options, making Queenstown an even more desirable destination for both locals and tourists. The project is expected to deliver over 370,000 sq ft of new Grade A workspace, designed for modern occupiers. It will also include a new cultural venue, the ‘Holborn Dome’, as well as a public park at Southampton Buildings and improved ground floor amenities and accessibility.

The revamped site will feature flexible floor plans, wellness spaces, and terraces, and will incorporate smart systems and low-carbon materials to achieve BREEAM ‘Outstanding’ and EPC ‘A’ ratings. It is located adjacent to Chancery Lane underground station and is within minutes of Farringdon Station and the Elizabeth Line.

According to Hoi Hup, the development will serve as the “western gateway for future development” and will be one of the most significant new office consents in the Square Mile.
