Penrith is a new development by consortium comprising GuocoLand, Intrepid Investments (a unit of Hong Leong Holdings), and Hong Realty (part of the Hong Leong Group) which placed the top bid of $497 million for the Government Land Sales (GLS) site at Margaret Drive. This works out to $1,154 per square foot per plot ratio (psf ppr). The 99-year leasehold site spans 102,498 square feet and is expected to be developed into a new private condominium with approximately 460 units.
Located in the mature Queenstown estate, the Margaret Drive site was launched in May under the Confirmed List of the 1H2024 GLS programme. It is within walking distance of Queenstown MRT station on the East-West Line and next to Queenstown Primary School.
The site is also adjacent to SkyOasis @ Dawson, where a five-room flat (1,195 sq ft) was sold for a record $1.73 million ($1,444 psf) in June.
This marks the first GLS plot on Margaret Drive to be released in eight years. The last was in December 2016, which attracted 14 bids. MCL Land secured that site for $238.4 million ($998 psf ppr) and later launched the 309-unit Margaret Ville in June 2018 at an average price of $1,880 psf. The project was fully sold and completed in 2021. Based on URA caveats as of August 1, Margaret Ville recorded eight transactions this year at an average of $2,139 psf. The latest sale was for an 829 sq ft, two-bedroom unit on the 33rd floor, sold for $1.85 million ($2,232 psf) on June 21.
Mohan Sandrasegeran, head of research and data analytics at SRI, says Penrith could benefit from the upcoming redevelopment of the Tanglin Halt HDB estate, which is expected to feature 5,500 new homes, a hawker centre, a market, and a polyclinic within an integrated hub.
He anticipates launch prices for Penrith to range between $2,500 and $2,600 psf.
