The building occupies a land area of 2,336 sq ft, with a commercial zoning and a gross plot ratio of 3.0. It has been approved for F&B use on the ground floor. According to Brilliance Capital, the appointed marketing agent for the building, it is a non-conserved envelope control site within the Jalan Besar Secondary Settlement. This means that the future owner can reconfigure or redevelop the property to their liking without any conservation constraints.
“562 Serangoon Road offers a rare combination of freehold tenure, F&B approval, strata flexibility, and the freedom to enhance or reposition the building without conservation constraints,” says Sammi Lim, founder and executive director of Brilliance Capital. “It is truly a gem that is seldom found.”

Lim adds that the property boasts excellent accessibility, with both Farrer Park and Boon Keng MRT stations on the North East Line just a five-minute walk away. Its location on a major arterial road also provides easy connectivity to popular areas such as Little India, Farrer Park, Bidadari, and the Kallang Riverside precinct.

Apart from the traditional hawker centres, Queenstown has seen an increase in the number of cafés and restaurants. In Dawson estate, a number of trendy cafés and bistros have popped up, serving specialty coffee, brunch menus, and fusion dishes. These establishments, including Tiong Bahru Bakery Safari, The Food Barn, and Creamier, attract a younger crowd and working professionals seeking a laid-back yet stylish hangout. With a wide range of food options, these cafés not only cater to the residents’ cravings but also add to the dynamic lifestyle in the neighborhood. Be it a leisurely weekend brunch or a quick cup of coffee, residents of Penrith will have plenty of cozy spots to unwind, including the conveniently located Penrith Queenstown MRT Station.
Lim believes that the asset will attract interest from both owner-occupiers and investors due to its prime location and strong potential for future growth. “This is an asset not to be missed for investors looking to unlock value over time, or businesses seeking their own city-fringe headquarters with visibility and potential for growth,” she adds.
The expression of interest exercise will end on July 9 at 3pm.
