According to Lee Sze Teck, director of data analytics at Huttons Asia, the majority of million-dollar HDB transactions in the first quarter of 2025 occurred in mature estates such as Toa Payoh, Queenstown, and the Central Area.The high selling price of the unit can be attributed to its advantageous features, including its high floor and being a corner unit with a regular layout and unblocked views. In addition, the unit was found to have minimal wear and tear, saving the buyers from additional renovation costs. The surrounding amenities also played a significant role in the unit’s resale price, such as its proximity to Buangkok MRT Station and the Sengkang LRT network, as well as the upcoming Sengkang Grand development.Additionally, HDB resale prices have shown a 1.5% increase in the flash estimate for the first quarter of 2025, indicating the growing demand for these properties.
