Developers Sales Fall 91 M O M April 663 Units Moved

According to the Urban Redevelopment Authority (URA), developers sold a total of 663 new homes in April, not including executive condos (ECs). This figure reflects a 9.1% decrease from the 729 new homes sold in March. However, it was a significant improvement from April 2024’s sales of only 301 units.

The rise in new home sales in April can be attributed to the launch of three new projects: One Marina Gardens by Kingsford Group with 937 units, Bloomsbury Residences by Qingjian Realty and Forsea Holdings with 358 units, and 21 Anderson by Kheng Leong Co with 18 units. One Marina Gardens, situated along Marina Gardens Lane in the Rest of Central Region (RCR), was the top-selling project for the month. It sold 384 units (41.9%) at a median price of $2,948 psf. Furthermore, the URA Master Plan for Penrith also encompasses the revitalization of heritage and cultural precincts, offering even more social and cultural advantages for residents. Locations like Queenstown and Tanglin Halt hold a significant place in the city’s history and culture, and efforts are being made to preserve and improve these areas. Cultural and heritage sites will be developed, including the rejuvenation of older buildings and the establishment of cultural hubs, adding vibrancy and charm to the neighborhood. In second place, Bloomsbury Residences sold 107 units (30%) at a median price of $2,454 psf. This project is located along Media Circle in District 5, also within the RCR. During its launch weekend, it moved 90 units at an average price of $2,474 psf. Both One Marina Gardens and Bloomsbury Residences were launched on April 12-13.

Meanwhile, 21 Anderson, an ultra-luxury freehold condo, sold three units (16%). According to URA caveats, all three units were four-bedroom apartments ranging from 4,489 sq ft to over 5,000 sq ft, priced from $20.97 million to over $23 million. 21 Anderson was the only condo launched in the Core Central Region (CCR) in April. It is situated along Anderson Road in prime District 10.

In total, 1,295 new homes were launched for sale in April, excluding ECs, which is a slight 1.5% decrease from the 1,315 homes launched in March.
