Boutique Condo Hill House Hits New High 3420 Psf
Hill House, a boutique development, topped the list of condos that achieved new record prices per square foot (psf) between April 8 and April 20. The latest record price was $3,420 psf, which was reached on April 20 when the developer sold a 452 sq ft, two-bedroom unit on the ninth floor for $1.55 million.
This new record price slightly surpassed the previous record of $3,402 psf set earlier this year. This was also for a 452 sq ft, two-bedroom unit on the ninth floor that was sold for $1.54 million on February 21. So far this year, 14 units have been sold at Hill House at an average price of $3,105 psf, a slight dip from last year’s average of $3,120 psf for 11 transactions.
Hill House is a 999-year leasehold condo located on Institution Hill, off River Valley Road in prime District 9. This boutique development comprises 72 residential units, including one-bedroom and one-bedroom plus study units ranging from 431 sq ft to 452 sq ft, two-bedroom units of 624 sq ft and three-bedroom apartments of 753 sq ft. Since its launch in November 2022, 43 units (59.7%) have been sold at an average price of $3,073 psf. The project is expected to be completed in 3Q2026.
Hill House is surrounded by several primary schools within a 2km radius, such as Alexandra Primary School, Anglo-Chinese School (Junior), River Valley Primary School, and St Margaret’s School (Primary). It is also conveniently located near public transportation nodes, including Somerset MRT Station, Fort Canning MRT Station, and Great World MRT Station, providing connectivity to the North South, Downtown, and Thomson-East Coast Lines.
Sanctuary@Newton, an upcoming freehold condo with 38 units, took second place on the list during the period in review, with a record price of $2,870 psf. This was achieved when a 1,206 sq ft, four-bedroom unit on the 13th floor was sold for $3.46 million on April 8. This record surpassed the previous peak of $2,841 psf set just a month earlier when another 1,206 sq ft, four-bedroom unit on the same floor was sold for $3.43 million.
As of April 29, the top three highest prices per square foot at Sanctuary@Newton were for its four-bedroom units. The project only has four such units, with the most affordable one being sold for $3.45 million ($2,835 psf) in July last year. The final and smallest four-bedroom unit, spanning 1,130 sq ft, is still available for sale. Sanctuary@Newton is an upcoming freehold condo located along Surrey Road in prime District 11. It has a mix of two-bedroom units ranging from 775 sq ft to 807 sq ft, three-bedroom units from 1,023 sq ft to 1,055 sq ft, and four-bedroom units of 1,130 sq ft to 1,249 sq ft. Since its launch in June 2023, 16 units (42.1%) have been sold at an average price of $2,707 psf. Construction is expected to be completed later this year. It is within walking distance of Newton MRT Interchange and Novena MRT Station, providing connectivity to the Downtown and North-South Lines. The condo is also near several schools, including Anglo-Chinese School (Junior) along Winstedt Road, Anglo-Chinese School (Primary) along Barker Road, St Joseph’s Institution Junior along Essex Road, St Margaret’s School (Primary) along Sophia Road, and Singapore Chinese Girls’ Primary School along Dunearn Road.
The Seafront on Meyer, a freehold condo completed in 2010, achieved a new record price of $2,624 psf on April 10 when a 1,604 sq ft, three-bedroom unit on the 21st floor was sold for $4.21 million. This surpassed the previous record of $2,525 psf set in November last year when a similarly sized three-bedroom unit on the 11th floor was sold for $4.05 million.
The resale prices of units at The Seafront on Meyer have been steadily increasing over the past decade, with the average price as of April 1 being $2,352 psf based on a 12-month rolling average. This marks a 5% year-on-year increase over the average price of $2,239 psf recorded on April 1, 2024. As of the time of writing, four units have been sold this year at an average price of $2,383 psf.
