New Corner Terraced House Chip Hock Gardens Near Gallop Park Asking 11 Mil
Deferred payment scheme for landed home in Bedok to be launched in July
In District 10, tucked away near Farrer Road and Gallop Park Road, lies the peaceful and exclusive Chip Hock Gardens. This estate consists of only two streets – Jalan Harom Setangkai and Jalan Kembang Melati – lined with detached, semi-detached and terraced houses. Located within the Good Class Bungalow (GCB) areas of Gallop Park and Cluny Park, Chip Hock Gardens is a prime real estate location.
In March 2024, a detached house at 21 Jalan Harom Setangkai, sitting on an 8,950 sq ft freehold site, was sold for $10.125 million ($1,131 psf), as indicated by a caveat lodged at the time. The buyer was a niche property developer called Botanic Gardens Development, backed by several individuals. In October 2023, written permission was obtained to construct three two-storey terraced houses on the site, according to EdgeProp Inspector. Six months later, in April 2024, approval was granted for the subdivision of the plot into three smaller terraced housing sites, now known as 21, 23 and 25 Jalan Harom Setangkai.

The first of the three properties to be sold was the intermediate terraced house at 23 Jalan Harom Setangkai. It sits on a 2,389 sq ft freehold site with a built-up area of 4,705 sq ft and fetched $9.53 million ($3,684 psf), according to a caveat lodged in May 2024. The corner terraced house at 21 Jalan Harom Setangkai is said to have been sold for $11.18 million ($3,970 psf), although no caveat has been lodged to date. The property has a land area of 2,816 sq ft and a built-up area of 4,960 sq ft.
The remaining corner terraced house at 25 Jalan Harom Setangkai is now on the market for $11 million ($2,937 psf). This is the largest of the three terraced houses, with a land area of 3,745 sq ft and a built-up area of 4,973 sq ft. Last year, it was listed at $12.38 million ($3,305 psf). Its revised asking price of $11 million represents an 11% discount. Since the price revision in early May, interest has picked up for this property, says Rachel Chan, associate sales director at SRI, the appointed marketing agent.
25 Jalan Harom Setangkai is the only terraced house among the trio with a swimming pool. It is expected to receive its Temporary Occupation Permit (TOP) in the coming months.

All three terraced houses have five bedrooms, three of which are en suite, while the remaining two share a Jack-and-Jill bathroom. The homes span three floors and are equipped with a home lift serving all levels. Each unit also includes a car porch that can accommodate five vehicles and a roof terrace suitable for barbecues or alfresco dining.
The first floor of each unit houses the living and dining areas, a powder room, wet and dry kitchens, and a helper’s room. The second floor features three bedrooms, one of which is ensuite. The third level, or attic, includes a wraparound balcony that serves both the master suite and junior master suite.
Price gap between old and new
Chip Hock Gardens is close to the Singapore Botanic Gardens and within 1km of Nanyang Primary School. Other nearby schools include Raffles Girls’ Primary and Secondary Schools, St Margaret’s Secondary School, Hwa Chong Institution and St Joseph’s Institution.
“The property [at 25 Jalan Harom Setangkai] has many strong locational attributes and is nearly completed,” adds SRI’s Chan.
The most recent transaction in Chip Hock Gardens took place in December 2024, when a semi-detached house on a freehold plot of 3,148 sq ft changed hands for $9.2 million ($2,922 psf), based on caveats lodged. According to SRI’s Chan, the semi-detached house is relatively old and likely to be redeveloped. Its transacted price of $2,922 psf is only marginally lower than the asking price of $2,937 psf for the newly built corner terraced house at 25 Jalan Harom Setangkai, making the latter a more compelling purchase, she adds.

In June 2024, another semi-detached house further along the row was sold for $8.8 million ($2,795 psf), based on caveats lodged.
SRI senior division director Lester Chen notes that very few new homes are available for sale in Chip Hock Gardens. “This is why they are quickly snapped up at launch,” he says.

Anagram Homes: A Comparable Benchmark
Chen says the closest comparable is Anagram Homes at Kheam Hock Road in prime District 11. It is a redevelopment of the former Kew Lodge, which comprised 11 townhouses and was purchased en bloc by Aurum Land for $66.8 million in May 2023.
Aurum Land’s new freehold project on the site — Anagram Homes — features eight luxury homes: three detached houses, two semi-detached homes and three terraced houses.
Since the start of 2024, two homes at Anagram have been sold, based on caveats lodged. One was a seven-bedroom detached house at 36 Kheam Hock Road, sitting on a 6,265 sq ft site, which fetched nearly $20 million ($3,192 psf) in January. The other was a six-bedroom semi-detached house at 36A Kheam Hock Road on a 3,186 sq ft site, which sold for $13.6 million ($4,268 psf) in February. The remaining homes at Anagram Homes are priced from $9.6 million to $24.7 million.
Prime landed homes continue to draw interest
SRI’s Chen notes that houses in prime Districts 10 and 11 continue to draw interest from aspiring landed homeowners and upgraders.
“Despite the uncertain macroeconomic environment stemming from the US-China trade conflict, the landed segment in Singapore has remained largely resilient,” he observes. “In fact, buying interest and transaction activity have picked up in the first four months of the year compared to the same period last year.”
Chen adds that newly minted Singapore citizens and affluent local families remain key players in the prime landed market. “For most of these buyers, location and proximity to top schools remain the key decision-making factors.”
